Located on one of the main arteries of convergence towards the city centre, in a neighbourhood that is part of a large strip that is a protected built area in Cluj-Napoca and continued along Calea Turzii Street, the proposed mixed building perfectly meets current requirements associated with both the housing program and the public interest program, through a series of measures acquired in the quality of architectural expression, spatial functionalism, and the high degree of comfort offered.

The insertion of an expressive volume, with its own style aiming at an original urban image, in a fragmentary, protected site, due to the present urban and architectural values, as well as the ascending and descending perspectives on the city, was not an easy task. The existing plot with a narrow front, unequal sides and angles, marked by the urban constraints in force, was a challenge in order to adequately develop a building intended for both housing and other services.

The key to solving such an architectural puzzle lies in the possibility of connecting our proposed building with the neighbouring one from the northeast side. This coupling was imperative to be made in the context of urban composition rules adapted to the evolution of the protected site, rules that aimed at a maximum pre-established attachment to the blind-wall, so that natural lighting is present in living spaces and volume and architectural form is adapted to the residential area. The aim was to obtain an individual architectural expression of each building, without creating the image of a massive volume with zigzag pyramidal accents.

The building with mixed functions represents a perfect compositional balance between elegance and functionality, the missing part of an urban puzzle that is constantly changing. Built 3 meters from the street alignment and having an average height with the regime of Ug + Gf + 4F + Penthouse, the building is distinguished by the juxtaposition of two volumes with a differentiated mass both in terms of size, as well as chromatic, by using the two contrasting textures of the fiber cement, light blue-gray and white. The piece of resistance that also offers the compositional balance of the building volume is represented by the penthouse located on the last floor, marked by chromatic contrast and the contribution given by the glazed surface to the full-empty ratio.

Functionally, the building is distinguished by the rigorous vertical organisation of spaces such as parking for 25 cars and bicycles, technical spaces located only in the underground area, service spaces in the first half of the ground floor and the 21 apartments located in the rest of the building.
The slim volumetric structure, made of concrete flat slab floors and diaphragms, offered the building new possibilities of functional organisation, variations including service spaces with multiple subdivision possibilities, two-room or generous three-room apartments, corner apartments or apartments arranged along three sides, with double and triple cardinal orientation.

The cutouts in various straight or oblique shapes in the volumes of the building, create terraces for almost every space, their proportion at the level of the building being a significant one that amounts to no less than 345 sqm. The exterior finishes such as fibre cement slabs accentuated by the joints between them, glass parapets and large windows unify the whole architectural expression in the form of a zigzag - irregular at first glance, but with a well-structured dynamism, reminiscent of the game of the famous Rubik's cube.

The ground surface of the mixed building represents 452 sqm, and the total built areas amount to 3293 sqm, of which 640 sqm being allocated to underground parking spots, 187 sqm belong to service spaces, and 1374 sqm to apartments. Within the building plot is also organised a small park that includes a playground with an area of about 400 sqm for future residents.

The project is an overall success, due to the result obtained which includes in its final form the rigours, desires and constraints of a combination of factors that made up the design theme, from the urban requirements regarding the protected site, to the institutional ones, without being in the disadvantage of neighboring entities.
